We want to provide you as much reassurance as we can and be as clear as possible about what you can expect if the plans for the Abbey Estate are approved. 

 

We’re committed to you. We want to continue to work with you, and support you, in the coming months and years. You can find out what our commitment looks like below and in our promise.

If your home is affected by demolition

If you are a landlord of a property on the Abbey Estate, and your property is affected by demolition, we promise to buy your property at fair market plus a basic loss payment of 7.5% of market value. This means that we will get your property valued by a RICS accredited valuer to see what its value is at that point in time. If you sell us your property it’ll follow the same process as if it were a normal sale. We would also expect the property to be vacant upon sale to us.

If your garage is affected by demolition

If you own a property on the Abbey Estate, but only the garage attached to your property is affected by demolition, there are a few pieces of compensation that you could be entitled to. This will be dependent on your individual situation, and therefore we will talk to you in more detail closer to the time.

Severance Payment

This payment is when part of your land is affected and is calculated on an individual basis based on the value of your property.

Injurious Affection Payment

This payment overs any negative impact on the value of your home due to the changes. This will be calculated on an individual basis.

If your tenant needs to move temporarily

If your property is unaffected by the plans for the Abbey Estate, your private tenant may still need to move temporarily whilst work is taking place. If this happens, we will work with you and them to move them to somewhere which is suitable for them and their family, in an area that is accessible for them.

We will make no profit; any extra will go towards providing more homes for people in need

We will absolutely not make any profit out of the plans for the Abbey Estate. Any extra money will go towards providing affordable homes and creating sustainable communities. We are doing this to make a difference, not for money.

Nobody will be worse off financially as a result of any proposed changes

We want to make things better on the Abbey Estate, not worse for residents. As part of this, we will make sure that nobody is out of pocket because of any changes and improvements that are carried out.


What this means is that we will remain compensation code compliant - the rights to compensation and the procedures for assessing the correct amount of compensation are governed by the ‘compensation code’ which brings together legislation, case law and established practice.


We will discuss with you each individually what the compensation offer looks like for you as this will vary depending on your individual circumstances. Alongside this, we will also cover things like helping you with moving home and any extra fees you may incur in the move.

Compulsory Purchase Orders are a last resort

Compulsory Purchase is the legal right to buy a property without the consent of the owner. If your home is affected by demolition, then we hope our offer is sufficient enough so that we do not need to go down this route and that we can reach an agreement with you. However, if we can’t reach an agreement that is suitable for both parties, only as a last resort would we ever seek to acquire properties through a Compulsory Purchase Order.

Landlord FAQs

When will I know if my property is affected or not?

At the moment, we are still waiting for the outcome of our outline planning application. If this is approved, then this will help us to shape the detail of the phases for the future including the detail of a Neighbourhood park, the new lane and more. We will then look to work out what the detail of phase one is which is when we will be able to confirm exactly which properties are affected as part of those plans. It is difficult to give timescales as we don’t know when the decision on the outline planning application will be as this is out of our control however, we hope by Christmas 2025 you will know whether your property is affected or not. We acknowledge that this is some time away so will continue to keep you updated throughout.

If I have made additions to my property, will I get compensation?

If your property is affected, then all additions will be covered within the property value at the time by a RICS accredited valuer and be entitled to a basic loss compensation payment too.

Who pays capital gains tax?

If you’re required to sell your home as part of the regeneration, you may be able to delay paying Capital Gains Tax by transferring the gain to a new property. However, as this is only our understanding of the situation, we’re encouraging everyone to seek their own tax advice on this matter, as this may vary depending on individual circumstances.

How will you make sure that there is enough parking?

We want to offer as many parking spaces as we can and provide all of the other things that the community told us that they would like to see. We aim to provide a variety of parking spaces close to your property, with the number of spaces per property depending on the size of the property.
